New Homes

The proposals will provide a mix of new homes to help address housing need within the area. Many people know someone struggling to buy a home or living with relatives as they are unable to access the housing market.

Affordable Homes

 

The scheme will include 40% affordable housing (a mix of tenures including social rent), which can be prioritised for local people. The latest government data shows 1,336 households on Hart District Council's waiting list. The delivery of affordable housing is a key benefit of the proposals.

Facilities and Amenities

The development will secure a community hub and new sports provision. A new all through-school is proposed providing nursery, pre-school, primary school and secondary schooling. While pre-school and primary school is designed to serve the residents of the site, secondary school provision could serve children beyond the site.

Local Employment and Economic Growth

 

The scheme during construction will generate circa 2,500 jobs, including apprenticeships, with 1,300 indirect jobs in the wider economy. Construction and operation will also generate spending of c. £60m in the local economy to help sustain and grow local businesses. The future residents would also contribute to the local economy inducing circa 1,750 jobs. The provision of the local centres and employment land will help grow employment in the immediate area.

Biodiversity Net Gain

 

The scheme will deliver biodiversity net gain. A minimum 10% net gain using the DEFRA Biodiversity Metric Tool is required. This will be achieved through management of existing features to maximise their habitat value and the creation of new and more diverse habitats.

Public Open Space

 

The scheme would provide extensive areas of public open space including Sustainable Alternative Natural Greenspace (SANG), public parks, play provision, community orchards and allotments, all of which would be accessible to both future and existing residents.

S106 Contributions

 

S106 contributions are financial payments made by developers to ensure that new development does not increase pressure on local infrastructure and services. Contributions can be made towards a range of infrastructure and services both on and off-site such as affordable housing, open space, education, etc.

 

Lightwood will agree a set of S106 contributions with Hart District Council and Hampshire County Council to support local service provision in and around Murrell Green.
